Acquisitions and Sales We routinely represent purchasers and sellers of commercial, industrial and residential real estate. Our services include drafting and negotiating contracts and otherwise advising our clients of the legal issues inherent in such transactions. Where appropriate, our affiliated title company, RGS Commercial Title & Escrow, LLC, can act as the settlement agent in these transactions.
Land Use/Subdivision We represent many residential home builders and developers in the subdivision of their properties. As such, we are intimately familiar with the approval processes in the various local jurisdictions. We also routinely create homeowners associations and draft appropriate covenants, conditions and restrictions for such subdivisions.
§ 1031 Tax Deferred Exchanges Our attorneys have assisted in the structuring of many transactions in order for them to qualify for tax-deferred treatment pursuant to § 1031 of the Internal Revenue Code. When appropriate, our affiliated company Professional Intermediary, LLC may act as "qualified intermediary" in these tax-deferred exchanges.
Landlord/Tenant We represent landlords and tenants in the drafting and negotiation of leases on commercial, industrial and residential properties. When necessary, we can also assist in the eviction process. |
